Watford repurchased the freehold to Vicarage Road stadium, exercising an option that had been stipulated as part of a sale-and-leaseback agreement agreed two years earlier with the club in dire need of funds.

The purchase price was £7.6m, incorporating sizeable directors' loans and a loan from Barclays Bank.
