More than 1,000 homes and a primary school have been proposed to be built on a retail park.

Berkeley Homes has submitted plans for 1,214 flats in St Albans Road near Watford Junction – which will see TK Maxx, The Range, and a car wash demolished.

The application has been in the pipeline for a while with a number of consultations taking place and now an official application has been put in to Watford Borough Council.

The proposed development comprises of eleven buildings ranging from eight to 27 storeys high.

Of the 1,214 homes, 107 will be affordable – 84 of the 107 homes will be for social rent. This figure of 107 is nowhere near the council’s policy that 35 per cent of a development is allocated as affordable housing.

More than a thousand cycling spaces have been proposed, alongside 203 car parking spaces.

Alongside the new flats, Berkeley Homes has outlined plans for a primary school for 420 pupils and a nursery school for 52 children.

Vehicle access to the new site in St Albans Road would be via a reconfigured junction near Penn Road – the current entry and exit to the retail park.

The Range will be going. There's no confirmation yet of where TK Maxx or The Range will be relocating to.

A multi-purpose green space and public square is also proposed.

The retail park development forms part of the wider Watford Junction masterplan – a scheme which aims to deliver nearly 3,000 new homes, retail space, a gym, two primary schools, and 3,000 car parking spaces.

It’s part of a major regeneration of the area which will see redevelopment in and around Watford Junction.

Daniel Massie, pre-development director at Berkeley Homes, said: “We are excited to be the first phase of the council’s masterplan to transform Watford Junction into a new, highly sustainable residential quarter.

“The scheme will deliver new homes and community facilities, including a new public square to host a range of events like craft markets, performances from the new school, 1,680 construction jobs and a £25.85m boost to the local economy in the first year of being completed.

“We are dedicated to local employment and suppliers and will roll-out our REACH apprenticeship programme locally. We are looking for young people from Watford to join us through local colleges.”

The final scheme in St Albans Road is to be showcased at public exhibitions held at Holiday Inn Watford Junction, 65-67 Clarendon Road, Watford, WD17 1DS on Wednesday June 5, 3pm to 7pm and Saturday June 8, 11am to 3pm.
