Demolition work has begun to allow a new building to be built.

Dubbed as ‘Building 1’, it will be a new state-of-the-art 85,000 sq ft office building in Croxley Park.

An existing building is currently being demolished to make way for ‘Building 1’, which is set to have each 20,000 sq ft floorplate enhanced with floor to ceiling glaze, a four-storey central atrium and a full height reception.

Matt Willcock, head of south east investor leasing at CBRE, who are the park’s letting agents, said: “Croxley Park has cemented its position as one of the UK’s best performing business parks in recent years, with contemporary high quality workspace space and wellness focussed offerings like the Hive being delivered.

“More is expected of today’s workplace and Croxley Park is well positioned to deliver for businesses, its employees and clients now and long into the future.

“The development of Building 1, with its state-of-the-art design and unique environment, will only add to this.”

‘Building 1’ comes following the success of Croxley Park’s ‘Building 2’ which was the largest speculative development in Watford for 15 years.

It comprised of 65,000 sq ft of high-quality office space, which was fully let nine months after it was completed in December 2017.

‘Building 1’ is set to be complete in 2021, which is set to complement Croxley Park’s ethos of being ‘more than a place to work’.

The park offers 700,000 sq ft of office and business space in landscaped grounds and is home to over 2,400 employees.
