A land owner says it will withdraw plans for 800 homes on green belt land if plans for a lesser number of homes are accepted.

Chiltern Hills Golf Club wants to build on farmland east of Green Street in Chorleywood and has submitted two separate outline planning applications – one for 800 homes and one for 300 homes.

Initially, the applicants sought permission for 800 homes but following public consultation, this has been revised to 300.

If Three Rivers District Council was to approve the proposal for 300 homes, Chiltern Hills says it will withdraw its scheme for 800 homes, and has also pledged to not submit any further housing plans on the land for at least a decade.

The planning application for 800 homes is still "pending consideration" on the council's planning portal.

Within the proposed outline plans for 300 homes, a mixture of houses and flats, 135 would be set aside as affordable homes – which meets the council’s policy of 45 per cent.

The applicant has been in discussion with Bugler Developments a housebuilder based in Rickmansworth, and Watford Community Housing. Both parties are in discussions, subject to contract and planning permission being granted, to deliver the housing and affordable housing respectively.

The large open space would also be used to create a new park, and sports facilities - a series of football pitches and new clubhouse for Chorleywood Common Youth Football Club.

According the proposed plans vehicle access would be off Green Street.

Chiltern Hills has said Green Street suffers from "drop off and pick up traffic " from St Clements Danes School and said it would make the sports parking area available for parents

It also said it would install a crossing for students to use.

The plans also includes a "network" of pedestrian and cycle routes within the open space to connect Green Street to the west of the site and Chorleywood Common, as well as a new bus stop.

Separately, Chiltern Hills Golf Club Ltd is currently building a new 18 hole golf course on land to the west of Green Street.
