An iconic Watford matchday pub has been placed on the market with the opportunity to extend its opening hours.

This morning (January 19) The Red Lion, in Vicarage Road, has been put up for sale at a £25,000 fixed price by estate agent Christie & Co. All of the fixtures and fittings are included in the price, and the new owner would take over the existing lease.

The listing highlights that it currently only opens for Watford FC home games, exclusively servicing fans, despite having a licence to open between 11am and 11.30pm Monday to Wednesday, 11am to 12.30am Thursday to Saturday, and 12pm to 11pm on Sundays.

The two-storey property, with a garden and beer cellar, is held on a 20-year lease which started in 2021 with a £35,000 yearly rent, due for review in 2026 and every five years after.

The listing says that the pub “has a fantastic courtyard with an external kitchen to maximise fair weather trade and the interior of the pub has ample seating and a stage for weekly entertainment activity".
