It's no secret that Watford is a little pricey.

With it's close proximity to London and superb transport links both by rail and road, the Hertfordshire town ticks a lot of buyer's boxes.

Last June, house prices crept up by 0.6 per cent and latest data from the Office of National Statistics showed that the average property in Watford sold for £350,323 - significantly higher than the UK average of £228,384.

A Lloyds bank 'affordable cities' review found the typical cost of buying a home in the UK has reached its least affordable level in a decade.

So what can you buy in Watford if you earn the UK's average wage of about £27,500?

We've had a scout around in Watford for available properties available for the price that most mortgage lenders would be prepared to give you based on that figure.

Four times your earnings brings the total mortgage amount to £110,000 - this excludes any deposit, which many renters simply can't afford to save.

Unsurprisingly, it turns out there are no properties on the market which you can buy outright for £110,000 or less in Watford.

There are two properties on the market in the town for £104,000 and £79,200 in Cezanne Road and The Gateway respectively.

But its also under the shared ownership scheme which means you don't own the home outright. You part buy, part rent a home because you cannot afford to pay the whole price - but there is opportunity to buy all the shares.

Which means there is not much you can get in Watford if you are earning the average UK wage.

The cheapest home (pictured below) is on the market is this home in Sleaford Green, off Prestwick Road, near Carpenders Park station.

This three-bed home which comes with a garden can be yours for £180,000.
