Property hunters will be interested to hear which streets are the cheapest in Watford.

A new tool by home sales company Property Solvers tracked average sold price data from HM Land Registry since early 2016 to see where the highest and lowest-priced homes are located. We looked at WD postcodes.

In gathering five years' worth of data, it turns out that the majority of local streets found to be the least expensive in the area are in Watford itself, with just one in Bushey and one in Croxley Green – thanks to the many retirement complexes in the area.

Here are the least expensive streets:

1) Homemanor House, Cassio Road - Places were going for £129,518 on average and 25 properties were sold.

2) Crosfield Court, Lower High Street - 27 properties were sold for an average of £148,759.

3) Heathdene Manor, Grandfield Avenue - 14 properties were sold for an average of £157,928.

4) Beken Court, First Avenue - 20 properties for an average of £159,150.

5) Longspring, Watford – five homes were sold at Longspring for an average of £174,700.

6) Moat View Court, Bushey - eight properties sold for £177,500.

7) Courtlands Close – four properties sold for an average of £178,250.

8) Rayleigh House, Shirley Road – three properties sold for an average of £181,250.

9) Homecedars House, Elstree Road - 18 properties sold for an average of £187,361.

10) Cherwell Close, Croxley Green - six properties sold for an average of £188,750.

Meanwhile the most expensive streets were out of Watford and mainly in Radlett, while some were in Chorleywood and Elstree.

1) Loom Lane, Radlett – with three properties sold, they were sold at an average of £4,166,666

2) Newlands Avenue, Radlett –six properties were sold for an average of £3,359,009

3) Newlands Avenue, Radlett – seven properties were sold for an average of £2,785,714

4) The Ridgeway, Radlett – four properties were sold for an average of £2,303,750

5) Williams Way, Radlett – four properties were sold for an average of £2,278,000

6) Chalfont Lane, Chorleywood – three properties were sold for an average of £2,108,333

7) The Warren, Radlett – four properties were sold for an average of £2,042,500

8) The Warren, Radlett – four properties were sold for an average of £2,025,000

9) Barham Avenue, Elstree – three properties were sold for an average of £1,971,666

10) Homefield Road, Radlett – three properties were sold for an average of £1,915,000

Ruban Selvanayagam, the Property Solvers co-founder, said: “To keep the data less skewed, we only ranked the streets that had over three sales.”

“It’s therefore worth noting that, in recent years, a property on Wagon Way (WD3) sold for £2,800,000 and, at the other end of the market, there were properties that sold for £135,000 and under on School Mead (WD5), Abbey View (WD25) and Abbey View (WD25).”
