Plans for another high-rise tower in Watford have been submitted.

The building of up to 24 storeys is planned on the site of the former TJX headquarters in Clarendon Road.

The tower would deliver 247 one and two-bed homes available for rent along with 4,800 sq metres of office space.

Applicant Vendose Limited says the properties in the business district of the town and near Watford Junction train station are aimed at key workers and first-time renters.

In January 2018, Vedose had a proposal for 100 homes on the same site in a building of up to 17 storeys approved by Watford Borough Council but have now come back with larger plans.

Peter Jeffery from Sphere 25, the planning consultants for the project, said: "Our proposal combines a high-quality aesthetic appearance with the delivery of real benefits to local people and businesses in the form of new homes, office space and job opportunities.

"This scheme is a product of extensive engagement with Watford Borough Council and we are excited to bring forward this investment of £120 million."

The design of the scheme will see three buildings on the corner of St John's Road range from five to 24 storeys, including a basement containing 79 car parking spaces.

The scheme would adopt a build-to-rent model, which is the same as the development under construction in Ascot Road, which also includes a 24-storey tower. Any affordable housing may be subject to a financial viability assessment.

If planning permission is secured by Vedose, the existing building, formerly home to TJX, would be demolished. TJX has built a new headquarters further along Clarendon Road.

Vendose says it hopes to start work in early 2023 if its plans are approved by the council.

Construction has already begun at the other end of Clarendon Road, next door to the Jury's Inn hotel, on a tower of homes and offices that will rise to 25 storeys.

Vendose's site is also not far from Berkeley Homes' development site in St Albans Road. Around 1,200 homes will be built including towers of 28, 24, and 22 floors.

The 24-storey building under construction in Ascot Road in Watford over towards Croxley Green has also progressed and a topping out ceremony was held last October.
