An office that will be connected to one of Watford’s tallest buildings will become larger after an extra two floors were granted planning permission.

The workspace at Regal London’s development in Clarendon Road will rise from 10 storeys to 12.

It will be next to another building that will be more than double its size – 25 storeys – and home to 168 flats.

Watford Borough Council welcomed the extra office space being sought by Regal due to Clarendon Road’s “prime” office location.

The planning officer said the overall design and appearance of The Clarendon remains unchanged and the increased height would have “limited impact” on neighbouring properties.

Regal London’s co-founder Paul Eden said he was “thrilled” after the latest plans were unanimously approved by the council’s planning committee on Tuesday.

He added: “The Clarendon Works sets a new standard in Watford, providing Grade A office space in the town centre and topping the charts for sustainability accreditations.”

The development was first granted permission in 2017 and approval was since given to extend the main tower from 23 to 25 floors.

Construction work is underway following the demolition of Hannay House, which had been situated next door to Jury’s Inn.

Once complete, Regal London says its scheme will include 168 homes and around 16,000 sq metres of office space.

There will also be a ground floor cafe, roof terrace, private bar, gym and fitness suite.

None of the homes are to be designated as affordable but Regal London is set to pay around £2 million to the council to support affordable housing elsewhere in Watford.

A mixture of one and two-beds and studio flats will be available.

Regal has previously said it expects up to 380 full time jobs will be supported during the construction phase of the project and anticipates an additional 1,200 direct jobs once the development is operational – around early 2024.

During the construction period, the site is hosting the first Regal London Real Estate Academy, which is a training academy for military veterans and other groups.

In Watford, this will involve 80 ex-military learners and local people per year.
