Fresh plans to redevelop a building near Watford Junction have been submitted.

The proposal seeks to refurbish Cassiobury House in Station Road by creating “high quality and improved” offices.

Applicant Tellon Capital had previously secured permission to demolish Cassiobury House and build a 13-storey Premier Inn hotel and offices in its place.

But due to “rapidly rising costs” and a change in market conditions, the developer has decided to scrap those plans and focus on a new scheme which it says is both viable and deliverable.

Drawings suggest the 1970s Cassiobury House would be modernised on the outside and reconfigured on the inside, creating nine units and increasing office space to nearly 39,000 square feet.

Some of the existing tenants have left or are relocating including the driving theory test centre and Watford County & Family Court.

The revitalised building would come with 103 car parking spaces and 49 cycling spaces, with workers also benefitting from Watford’s main train station just outside.

The application is now out for public consultation on Watford Borough Council’s planning portal via reference 22/01106/FUL.

Newsletters are also set to be delivered to up to 600 properties in the area.
