Plans to build nearly 100 flats on the site of a factory in Watford have been approved.

Separate plans for nine family homes in North Watford were also given the green light during a meeting on November 1.

Watford Borough Council’s planning committee met to discuss two housing applications.

The bigger application on the night was a proposal to redevelop a commercial site in Rickmansworth Road.

Three blocks totalling 94 flats will be created at the Fleet Laboratories site, with two commercial buildings demolished.

The new buildings will be five storeys and accompanied by a community garden, play area, 46 car parking spaces, and 159 cycle spaces.

Applicant Dendron Properties says 35 of the homes are one-beds, with 45 two-beds and 14 three-beds.

Seven homes will be designated as affordable. Although this falls below council housing policy, the homes will be three-beds for social rent, which the council says there is “greatest need” for.

The application had received six objections with concerns including the level of parking, overdevelopment, overlooking, and pressure on local services.

Over in North Watford, plans for nine houses on a part of the former Mothercare headquarters in Cherry Tree Road were also passed. A detached property will be demolished.

The two-storey private properties will each have four bedrooms and come with its own garden and parking space. A condition attached to the permission is that each home has an electric vehicle charging point.

The application had come to the committee due to the number of objections that had been lodged – 14.

Concerns raised included extra traffic, not enough parking being provided, and the homes being “out of place” with the semi-detached properties in the area.

Further homes will be created on the former Mothercare site.

The nearby T-shaped office building is in the process of being extended and converted to provide 145 flats and 103 parking spaces.

A warehouse has recently been sold to Cinch Storage for £9 million - there are plans to renovate the “incredibly desirable location” into a "first-class" self-storage site in 2023.
