Green Belt land by the M25 may be in a developer's sights for a 300-home project.

Fields between Berry Lane and Shepherds Lane in Chorleywood were the subject of an environmental impact assessment screening request application from a Clovercourt Ltd.

According to the covering letter, it proposes “to develop up to 300 dwellings within the site”.

The application, proposed on November 30 and decided yesterday (December 18), forms only a very minor and early stage of a potential planning process.

The council decided it did not consider an environmental impact assessment was required (a good result for the developer), but added: “This recommendation does not in any way prejudice the outcome of any future planning application, which will be subject to full consultation, and assessment of the planning issues.”

It does, however, suggest that councillors can expect a planning application for around 300 homes at the site to be brought forwards in the future.

The cover letter adds that it is currently expected that the final proposal would be entirely made up of homes.

The site had been suggested as a potential local plan site with a dwelling capacity of 300 but was not brought forward because of green belt harm and concerns over site access.
