A company is taking another swing at turning a shop in a parade with one store left into housing after refusal.
A new plan has been submitted for The Upholstery Workshop in Orbital Crescent, near where the A41 meets the A405 in Leavesden, after proposals to create a two-bedroom home there was rejected in January.

It was put in to Watford Borough Council last week and claims to address the reasons for refusal given for the original plan.

Both applications are for works under permitted development rights, which requires that the site was vacant for three months and in continuous use for two years prior.
The council said that no evidence was provided to demonstrate either point the first time and the new plan contains an email from the former occupier as evidence.
It also did not provide built-in storage space, needed to meet nationally described space standards. Updated floorplans label space for wardrobes but planning officers will need to assess the impact these have on overall floorspace.
The parade was formerly a mix of shops and homes, but the application form highlights that there is only one shop remaining in Orbital Crescent, which is the Costcutter opposite the former workshop.
The email from The Upholstery Workshop claimed that it closed because "it was no longer profitable to run a retail business in this area".
